Real estate services
Buying a home is likely the most significant financial transaction that you will make.
My aim is to help you through each legal step of your transaction and to ensure that the transaction closes on time.
When you purchase, I will ensure you get a good title to your property so you can enjoy it while you own it, and sell it without incident when you choose to.
When you sell a property, I will do all I can to detect and resolve any issues that may arise before closing to make sure you get all of your money when the transaction closes.
Some of my clients invest in real estate as landlords of single or multiple unit dwellings. I have extensive experience as a landlord's lawyer.
A family cottage is often the best investment you will make in terms of value and enjoyment. Being a cottage owner myself, I understand the unique aspects of cottage purchases.
Wills
Even a modest estate needs a will, putting someone you trust in charge to carry out your wishes.
Whether you have young children or adult children and grandchildren, a will is the best way to ensure that you have provided for them.
My practice involves two meetings. The first meeting we will discuss your wishes, your assets and your beneficiaries. I will take the time to explore the personal circumstances of any disabled beneficiary. I will then prepare your will in simple, clear language for your review and signature at our second meeting.
Powers of Attorney
A Power of Attorney allows you to name someone to make decisions for you when you cannot make them yourself.
A Power of Attorney for Personal Care covers matters concerning your health and medical treatment. A Power of Attorney for Property covers matters concerning your finances. For the purposes of security, I will hold your Power of Attorney for Property in safekeeping until needed.
Estate Planning and Administration
An estate is looked after by your chosen Executor and Trustee. If there is no will, someone (usually a family member or close friend) will apply to be named the Estate Trustee. My role as solicitor for the Estate is to advise the Executor regarding their rights and duties throughout the process of their administration from the initial review of assets to the final distribution of the estate.
I take the time to tactfully search out the sensitive issues common to any estate administration, and to allow the process to be as candid and open as possible.
- Mortgages and refinancings
- Drafting and review of Agreements of Purchase and Sale
- Default remedies for Power of Sales and Foreclosures
- Drafting and review of Lease Agreements
- Title and conveyancing issues
- Independant Legal Advice
According to a recent study at least 50% of adult Canadians do not have a will.
A will prepared by a lawyer carries credibility and is less likely to be questioned.
